SCI’s property loss control capabilities consist of evaluating prospective and written accounts based on Construction, Occupancy, Protection and Exposures.

The construction is designated by ISO classification with a detailed description of the foundation, walls and roofing materials, the fire divisions, the occupancy hazards, the private and public protection and exposing properties or surrounding exposures.

Property assessments can range from one story single family ISO construction class I frame structures to fast food restaurants, nursing homes, large chemical plants, foundries, multi-story hotels, high rise office buildings and convention centers, etc.

Private protection is assessed based on hydraulic calculations of the fire sprinkler systems, testing and inspection results, water supply, smoke and heat detection alarms, water flow and tamper alarms, occupancy hazards, type of electrical systems, fire suppression systems in commercial cooking establishments or computer rooms, etc.

Public protection is assessed based on fire department ISO town class, distance, number and location of fire hydrants, obstructions between property and fire department that could cause delays and estimated response time.

The classification and distance of exposing hazards are assessed.

The condition and maintenance of the building, associated building equipment and operations equipment is determined, along with any property conservation programs that have been implemented.  The common hazards such as smoking and special hazard such as gas tanks, open flames, paint booths, flammable and combustible storage are assessed to determine if the controls are adequate.  

The exposure to perils such as fire, tornadoes, flooding, plane crash, hail, earthquake etc is determined, the probable maximum loss, business interruption and compliance with applicable NFPA codes is assessed and Insurance to Value calculations are performed. 

Uncontrolled exposures result in comprehensive recommendations being generated that are discussed with the contact at the property and forwarded in a report and letter to the requestor.
